The Delray Beach home used to be $24.9 million. They dropped $5 since last year. I know several megamansion builders through some old connections. "Know" in a sense that I've bumped into them in parties or at work (i.e. the guy who built Evandar's 100+ room house — he built a new subdivision near my parent's home who hasn't sold a single house since early 2008 and he doesn't even care). In any case, I know when the price of the house exceeds $10 million, numbers NEVER reflect the actual cost of the construction of the house. It's all about the "appeal" of the house to a "certain" buyer — laws of supply and demand. If a seller has purchased a watch for under $1,000 and I'm so mesmerized by the product and he asks me for $4,000, given I'm financially well off, I'll probably shell out around that price. Same with the ultra luxury homes. You can build the house for $12 million but put it on the market for $17 million and work it down gradually when the offer-counteroffers are passed around. The guy probably never spent more than $12-$14 million (and I'm being very generous here) building this house so he wouldn't mind write off $5 million in less than 10 months. I wish there was more pictures of this beach front house.
